Most have a tenant rep broker they use and connect you up with them.Cap rate is usually tied to location ( urban,suburban,rural), location and quality of the tenants ( national, regional, mom and pop), and terms of the lease ( primary lease term in years, level of lease guarantee, rental increases, any termination rights, disclosure of sales, restrictive use rights, co-tenant anchor clauses,etc.).You need a void analysis from a landlord rep leasing broker.

There will probably be an article describing that specific term in detail.It will take you a few days to get through all of the info, but it's worth it to understand what you're doing.

The tenant is hesitant to sign another lease as they are actively looking for a new home and asked what is the early termination fee if they break an annual lease agreement.

Hi @Marc Weisi, when looking in Bayonne just be aware that there will be a property tax revaluation sometime in 2018/2019 due to all the redevelopment plans around the light rail stations and the new ferry terminal (if approved). 

I use an early termination clause that allows early termination of a lease should the tenant pay a fee equal to two months of rent.

The contract may be terminated at your option or you can take your chances and proceed to closing.

The former landlords were a retired couple who didn't seem to do things by the books so the lease is quite confusing and I'm hoping for some help..The pertinent line item of the lease reads as follows: "Month-to-Month Tenancy: This agreement may be terminated by mutual consent of the parties or by either party giving written notice at least 60 days prior to the end of any monthly period.

Make sure it explicitly explains the process for termination if you are unhappy with their services, but especially if they violate the terms of your agreement.3.

Once the lease is terminated, then you can apply the last month's rent to their last month of occupancy and use the security deposit for any other unpaid charges, cleaning, or repairs.
