Many tenants will stubbornly refuse to acknowledge their situation and dig in.

I'm not currently taking the classes as I'm about to close on my first house here in a few weeks and wanted to get situated with that and the move.

If it does and you can't rent your house traditionally without covering $1,000 a month in costs, and you can't sell because the value isn't there, then you're in a pretty frustrating situation. 

Further, may be difficult to compel the tenant to comply with your wishes if you are currently in a MTM situation with them.

I knew I was going into a bad situation but was too fearless.

My contact has been non-communicative and I'm wondering if he's experiencing cash flow issues and just trying to bide his time, or if there's a deeper issue and he's on the verge of bankruptcy.Any advice you can provide for this situation would be GREATLY appreciated.
