I have zero experience with section 8 tenants and have done as much research as possible to make my decision. just wanted to see what opinions you all may have or hear about your experience with section 8 tenants.Thank you in advance for your input!

I've seen some with 475k pricing that Gross 90-100K which is a very solid return without diving deep into numbers.Thanks in advance. 

They should definitely keep offering a fee and letting it be known in advance, whatever they deem appropriate that will help them sell (2 percent and up in my market although it is always negotiable).

I'll do some additional digging in the comps with that lens in mind and report back. 

One is they want to know your down payment isn't coming from credit that doesn't already show on your credit report.

Although the plumber said after looking at report pictures, he thinks it is terra cotta.
