This is one of the reasons I favor smaller local/regional banks.

I've already gathered a list of regional banks and am ready to call their lending departments but I thought before I do I might as well see if anyone on BP has a reference that they have worked with before with success.

It's going to be regional, but put it this way: it's going to take a LOT of profit to make up the money saved on a good deal.

In some states rentals are listed in the regional MLS.

I know that to buy beyond 4 properties - traditional big bank financing doesn't work easily and often regional/credit/small banks give out loans once you can show them your positive cash flow & appreciation portfolio.Appreciate all insights from amazing folks on this forum, happy RE investing :-)

I have been focusing my search in the Greater Atlanta region, but also keeping an eye out on parts of Brooklyn.

I live in the Northeast and was wondering if it had info for that region also. 

Perhaps region specific "de facto" rule !!!

I think generally speaking that's about 50k min loan.... maybe slight variance regionally.
