It's also helpful to get a read on someone you have to be neighbors with if you're a house hacker.Here are the questions I typically ask a tenant at a showing/inspection, and a number of the wild/helpful/interesting answers I've received over the years as an investor/agent.

The reason is the rent-to-price ratio is good so you can cash flow, and most of the West side doesn’t have a Point of sale inspection which is really annoying.

The tank had to be inspected and cleaned as oil dries in an empty tank and clog the pipes and furnace.We had the tank auto refilled, the oil company sends me the bill, and I in turn bill the tenant.

However, more importantly is that in certain areas they have restrictions and you have to get what is called a vacant building inspection report before you sell the property which is essentially a laundry list of stuff you have to do before you sell the property (or you can have the new buyer agree to fix those things by signing a document).

A strong valuation and even pre listing appraisal and/or inspection can sometimes be a worthwhile investment but not a necessity. 3-5% commission for what is effectively commercial property is common.
