I would venture to say the perfect answer for this truly does not exist. 

There’s no reason for an owner to pay for utilities they aren’t using.

This could be an opportunity to share what you've learned.

@Sundone Boutvyseth-the lowest Down for a SFR  rental  property is  15% ...if you are able to  locate an  option with 10%  down - this is likely  going to be pricey  but if you need to minize the down - it  might be  worth  using 

This also helps with tax planning so clients aren't blindsided.The tools/software that clients use is as varied as the clients themselves. 

Who owns the listing if you use a PM?
