I am not against LTR but would like a higher cash flow property since my wife and I are already in our early 40's.

This would be my first property that requires renovation.

I have deals of all kinds, right now on my last three deals for some weird reason one come from wholesaler, the second from MLS and the third knocking a door.Having a partner in looking for deals is critical so you can brainstorm and make sure that is indeed a good deal.

I’m looking to purchase my first multi family home in the city of Colombus and am looking for the hard numbers, metrics I should be on the lookout for, and sample properties to get my hands wet as far as what’s considered a good deal and area to invest in.

In my post I was just trying to offer another perspective.
