No loophole.The creditor can obtain the deficiency judgment in the state of the foreclosure (where permitted) and then record that as a foreign judgment in the state where you and your assets moved.If your real estate is located in X state, moving the property into a trust and/or personally to Y state does not mean you/your property must be sued in Y state.

We have also toyed with the idea of moving to a warmer state (for health reasons) so maybe finding a real estate environment that is more tenable?

Toying around with the idea of starting a smaller STR-(tiny home on foundation) community in Oregon.  

Just understand that the primary reason is emotional - which is fine - just being honest is important.what i think is unique the what I call the Silicon valley effect..  2 mil for a 1500 sq ft rancher.. and then in the driveway are used Camry. you go to other areas of the country.. and you have the 150k house with the new SUV  Camper boat probably as many toys as the cost of the home .. this is quite regional.

I have also toyed with the ideal of wholesaling (I know, focus) but I am having a lot of trouble finding solid deals.

It has many times felt like a curse more than a blessing, but I try to remember the "Toroise and the Hare" fable and realize that a lot of hares may be passing me, but if I never quit, I should come out okay in the end.

If the plumber finds 'hygiene junk' or a toy Barney the Dinosaur caused the clog, well, that's on the tenant.If it is a multi-family, you're kinda stuck. 

I've made money selling some of the toys but I made a lot of money selling the house.

I was toying with the idea of using the same tools + publicly available to create a real estate data exploration/analysis tools for myself, but if BP is looking to do something with this, I would love to explore where I can contribute so that the wider community could benefit from it.Let me know if there is an opportunity to help - I would love to hear your vision for this service and could also prepare a demo to pilot how the data could be explored on the web.
