Forbearance will freeze the market for 6 months and after the summer we will see it come like a wave let’s remember forbearance will require a ballon payment of the missed payment. 

My plan is to terminate their lease as soon as the moratorium is lifted (they are on month to month) and not rent to a service industry person, even if I have to drop the rent a bit, in case we get a second wave in the Fall.

Any forums where like minded folks are thinking and sharing ideas together for the coming wave of possibilities? 

Your talking about 200k, I would be ready to pay 30% minimum and if they wave the 10% on the first 100k great you have more money. 

If COVID-19 has a COVID-20 second wave, expect them to dry up again.

I continue to monitor the area of Kensington Ave/E Somerset St as new houses are going up right there attempting to ride the Fishtown wave.  

The house is old, so I don’t want to wave any inspection contingencies.
