Either focus on finding off-market deals where you are the only horse in the race or pick a different market.

I took a quick look at Auburn and it does seem like a 1 horse town, no offense.

Thanks Since you posted this in do it yourself forum I would rent a 50 horse tractor for 150 a day and do it myself.
