Now if you can buy a multifamily for a fair price in a class a/b area, you might get a good long term rental.

I think AirDNA has it rated as a B+, I will say from what I've looked at the prices are closer to 230k-300k for a 2bd - 1ba turnkey if you're looking close to the slopes or lake.  

Now, I’d argue that the CAP rate in CA today is far lower (4.5-5.0 in my area) and the value is actually closer to (at 5.0 CAP) $3,100,000 based on property improvements and market rate rents (big deal to be at market rate in CA with the recent passing of AB-1482).

It is not surprising to hear that overall tenants in B-/C neighborhoods create more problems than those in A-/B neighborhoods.
