My question is should I just suck it up until April, or should I drop my rent rates now to get renters.

I’d suggest you call a PM or two and ask them 1) How much rent they would charge. 2) What fees they would charge you. 3) How long they think it would take to find a tenant at that rate.

Postcards for example most people hope for 1-3% response rate.

Alternatively you can do the LOC (line of credit) on it so you can retain the home but are definitely subject to today's current rate environment.

Keep in mind that rates does not fully translate everything.

non owner occupied may get taxed at a higher rate than owner occupied.

I know there are things I need to do to analyze if the deal is a good one, like rental rates, Status of the house/infrastructure, amenities in the area but what else should I be thinking of?

but working with someone who is local to your market, who can show you their legal documents that they have used, introduce you to a proper title/attorney office for drafting documents...I mean, nothing is foolproof...but that route will have a significantly higher success rate.
