Engineer's main problem is not being able to make decisions while trying to quantify risk with some certainty.I wish you could buy a property with ZERO risk, but you can't. 

@Kevin Hill I've been following this post and thought I would weigh in on a couple points:There's been a lot of references to 'crazy low interest rates' but I thought it would help to quantify that for the newbies.

Once you get a few that see you're doing ok and show interest in RE, you can vaguely let them know that you have 'a couple more' properties, so they get an idea that you're expanding and still doing ok, but until they can talk to you like another investor, I see no reason to quantify a count of doors for them, because it's just too much for them.

@Dave Slaughter Try to quantify their future business based on their assets, but don't burn bridges.

For all the hand wringing on return address, how can anyone quantify with any certainty which is best?

I'm not smart enough to quantify any better than that...

I just started mailing to out of state absentee owners too, but if there is some quantifiable data that shows mailing on X day is best, I'm all over it.
