I tend to favor buying a few high quality properties in  coastal CA (Bay Area, LA, San Diego) over buying lots of less expensive properties in other states.

I definitely recommend that you seek out a Certified Cost Segregation Professional so that you are confident in the quality of the work performed and the deliverables produced.

As long as you have reasonable expectations of:- Running a 24 hour business (mostly remote but guest communications and emergency maintenance issues)- Managing cleaners (schedule and quality)- Managing maintenance (urgent and scheduled/preventative)You will be fine.  80% of the work is remote, with the exception being cleaning and maintenance. 

But like Edwin Watson -- I am a local investor/agent here in Indianapolis -- and I have also driven by their properties and they seem to be great quality. 

I agree it is a tough decision, but at the end of the day, this is a business and they should live where they can afford to live, whether that is on your property or elsewhere.That being said, you have every right to improve your property and allow for a better quality of life for someone.

What do you want out of a GC:  Someone who has lots of quality sub connections, someone who doesn't soak you with their fee on top of Sub costs, someone who will be there to oversee manage the quality and speed of your project at least 3x per week and be in constant communication through calls and pictures. 

Beyond the financial benefits, this investment also provides an opportunity to spend quality time with my children and grandchildren, as we work together to manage and grow this asset.
