It’s all about catching their eye and making them click.

Depending on the quality of the lead, how much work you’ve done with them, the exact source, the property in question, etc, they may range from worthless to worth a small referral fee.

I have a 2.5% assumable VA loan with over $520k remaining and the homes price is $785,000.I considered posting in community forums on FB but that’s not allowed.

The issues can be local so look for someone in your area who is posting and try to contact.   

@Ken M. rents are softening in the places that have had a lot of new units come on line.  

@Jade Frank I agree with what @Dominic Mazzarella and others are saying here, but If you find the downside outweighs the gain and you ultimately decide to sell the property, Since the property was held for investment use it would qualify for a 1031 exchange. 

I made some really good connections and now the rest is history. 

I have created a lot of loss in my taxes over the last few years and now want to get a mortgage for a new primary home.

The property sat on the market for a month before an offer came in, but the buyer backed out at closing.
