I'm closing on a flip here in Houston, Tx next week.

I also value cash flow with intent to fund a fix and flip as my first primary residence in the next 5 years.I have been analyzing local deals using the BP calculators, all of which leading to me thinking there is not a current future for me in my local market haha! 

I have been wholesaling and flipping but ready to create true wealth for myself.  

Development and flips work too but I look at that as more of a business.

Some traditional buy and hold RE investors have transitioned to flipping.  

Most of my funds are in flips though, and small faction in stocks; i prefer some diversity, and cryptocurrency is another option to branch out too.

If planning a refi, be strategic and do a Hard Money Fix and Flip loan and finance in your repairs.
