We tried to buy some foreclosures from the bank some time ago without success because quite some time the municipality holds the right to be the first buyer and purchase the property for the price you agreed it to buy for.

These contracts are often quite generous, but there is still a clear budget. 

With Royal Legal, Scott is great but the initial numbers and what was subsequently quoted were quite different, and I have some concerns on the series llcs, even though they have matured a lot.

You need to buy, rehab, rent, manage, refinance if the numbers make sense, don't if they don't, repeat if you identify the right property and if you have the capacity to properly manage, and maintain external sources of cashflow to really get it going. 

My parents have a fully paid off property they have turned into investment for quite some time.

It is being fixed up to rent right now.The land I have under contract to sell as is with a Quit Claim deed.

I am not looking to loan out a ton quite yet, but $30-$50k seems reasonable.

My clients that do this actually do quite well and by quite well i mean 250k NET a year or better. .. far better than your average wholesaler. that is competing with a hundred other wanna be wholesalers for those same beat up inner city homes :)
