We just bought a SFH home because of our budget, but I totally wish we would have house hacked! 

This criteria will be based on your overall budget and also the type of roommates you want to attract and or live with.

Then there is location and views.I agree but when 100 other places are in great locations too, picking the best amenities that have the highest ROIs is important  let’s say you only had a limited budget and needed to pick the best amenities.

Secure funding upfront to complete project goals on time and on budget.

We already budgeted for it but thought that was great of her to be accommodating and proactive.

If there is no deferred maintenance to start with then you are just budgeting for repairs and dealing with them as they come up.

I simply budget 5% of incoming rent for maintenance and 5% for future capital improvements and manage the properties as time goes and as things come up.For example, when a tenant moves out, I will look at the property and determine if any rehab/upgrades make sense at that point.

Like most, what I want can be done with a bigger budget.
