And are you a deferred maintenance type landlord ie deferring mess and spend my artificial cash flow now? 

I have a clause in my lease that vehicles are not to be parked on the lawn.

Will you have to pay lawn care, landscaping or snow removal?  

But I believe that in many markets that was an artificial peak and it may take a really long time (if ever) to get to that peak.

Hilarious...but atleast they 'tabled' my 'dangerous' building for a little bit, I got a lot of work to do on that place, sometimes I wonder did I do right getting into Muskegon, like Mark Elliot said, after I bought my property there, then I've also heard stories about Muskegon officials being corrupt, but I'm still wondering are they corrupt or just looking out for their city...but this is the 1st city that I got a notice for lawn care, that if I didn't get it done, they would charge me $90/hr, and I was like wow!!

@Bruce FaulkI'd skip any place that requires much more than a weekly lawn mowing unless it's bringing in a small fortune.  

I know there will be people that walk away based on no garage but there will be others that really don't care as long as there is a shed for a lawn mower etc. 

Don't forget gas expense and lawn/snow removal costs.  

It is a 2 bed/2 bath unit (x2) on quiet dead-end street with attached garage on each side and large lawn.  

His tenents have piles of junk, trash, rvs, boats, dog pooping all over my lawns, etc...
