You have to weight the cost of the eviction vs the potential of the tenant actually telling the truth (which is rare).

If I was reasonably assured of some upside potential I might place less way weight on current negatives, but those current negative will effect the price I am willing to pay.Would I buy an apartment with a 6 cap, maybe.

If you are an investor looking to do deals like this outside your geographic area.....make SURE you partner with someone boots on the ground who knows that market cold and can successfully run the property for you.....otherwise, you risk buying a $10k paper weight!

Theoretically, they have already gone through vetting their "team members" and since they have more numbers behind them, they usually carry more weight when things get askew.

These houses will have 2 washers, 2 dryers, 2 fridges, plus entertainment like a streaming Blu Ray player, HDTV, kegorator, fire ring with fire wood outside, ping pong, darts, exercise equipment and free weights, etc.
