If I was reasonably assured of some upside potential I might place less way weight on current negatives, but those current negative will effect the price I am willing to pay.Would I buy an apartment with a 6 cap, maybe.

If you are an investor looking to do deals like this outside your geographic area.....make SURE you partner with someone boots on the ground who knows that market cold and can successfully run the property for you.....otherwise, you risk buying a $10k paper weight!

These houses will have 2 washers, 2 dryers, 2 fridges, plus entertainment like a streaming Blu Ray player, HDTV, kegorator, fire ring with fire wood outside, ping pong, darts, exercise equipment and free weights, etc.

Having recently received a threatening letter from an attorney regarding a disputed Security Deposit refund, I would love to bring in a stack of Testimonials and/or Performance Ratings from previous tenants.Don't know how much weight they would carry with the Magistrate, but I figure all ammunition is good ammunition!
