Every vacancy should be a minimum of one week (if your previous tenants allow you to show it before) to thirty days (if you can't show it until they are out).

On my triplex there when I first got it, one unit rented quickly, then the other two sat and then suddenly both rented within a week of each other.One of the tenants was found through Facebook Marketplace.

Hi Matt, From what I can understand the process can take between 8-10 weeks for approval and is only needed if you will be renting the property for more than 90 days a year. 

I saw my first short sale close by a few weeks ago! 

We require the remainder two weeks prior to check-in.If they cancel more than 30 days before check-in, I keep a $100 processing fee and refund the remainder.If they cancel 15-30 days before check-in, I keep the 50% they put down.If they cancel within 14 days of check-in, then I put the rental back on the market and try to fill those days.

I was talking with a mortgage broker last week and he was telling me that a co-signer can only be a family member and on a primary residence.
