If I were you, skip the multifamily and do micro-flex.  500-1000 sq ft warehouse spaces in a larger building.  1 man door, 1 roll-up door, 1 shared bathroom.

You can actually set a temperature (instead of guessing the temp with turning the dial) and it will also adjust the amount of power it is using based on how far away from the set temp that it is in the place.

This education may include paying a contractor a couple hundred bucks to walk through a property with you, take notes and ask questions.If you expect us to be the architect, the designer, the inspector, and the contractor I think a small fee is pretty fair.Giving the right estimate has nothing to do with it, contractors have different overhead costs (more professional ones may have an office staff, professional office/warehouse, ect.), different labor costs, It really all comes down to you get what you pay for.

One unit is on the main level and the other is the basement so the temperature difference could be around 8 degrees based on our personal home.I am sure I am not the first person who has come across this.

This was something I was concerned about as well, not so much in the winters because the temperature does not drop very low often, but the summers can be very hot, and if I choose to assume all utilities this can cause high electricity bills in summer months.
