On the other hand knowing the the blue house on the corner has always been a drug house, or the train runs through the neighborhood at night, or the neighborhood is starting to go downhill with rentals is important to know.Just seeing the numbers on the mls doesn’t tell you enough to evaluate, but knowing market, city, neighborhood, and blocks tell more of the story.

These type of economic drivers attract high paid blue collar workers who travel for work.

My mom @Rhonda Blue has always said to buy the 1 bedrooms and her cabins are still 70 % booked.

Rehabbed the kitchen: tore out all upper cabinets, cleaned up some mold, repainted the walls/scraped the popcorn ceiling, put in faux shiplap (8in plywood strips), hung up open shelves, installed new light fixtures, painted inside and outside of under the counter cabinets (dark Blue), replaced drawers, added new stainless steel cabinet/drawer handles, tore down non-load bearing wall, replaced tiles, re-routed light switch, and painted window panes.

School closures will disproportionately impact blue color. 2020 housing market boom is fueled by blue color, they are the last wave.

As you stated, the sky has been blue for a lot of these new investors for a long time.
