Hey @Mike H.As far as uncovering any hidden costs is concerned, I think Sarah D. nailed it on the head by suggesting a more thorough inspection.

My concern is, I'm afraid there's a hidden surprise that would only be uncovered by performing an expensive environmental cert.

It's has tans and browns so nice mix and looks real nice with our typical tan walls.

Trashy properties are like hidden gems awaiting to be uncovered.

From your description it sounds like this park was pieced together over time and the short cuts that the current owner took will be your price to pay if you dont uncover all the zoning and licensing and lot issues before you close on it. 

You're going to find that for a large portion of these people looking to rent not-so-nice apartments in not-so-nice neighborhoods, it has to do with complex problems.

I think the point your usually trying to make when you un cover the unpleasant aspects of being a landlord is that the rental business is far tougher than most think.. and that there are going to be tough decisions that will test your own personal Morays. 

The kitchen looks pretty nice as it is - it would be an easier choice if the kitchen wasn't so nice. 

Banks always give you a hard time ;).But seriously - The bank as part of their DD will likely uncover this and ask you to fix it.
