Be very careful about the tenants you inherit because NYS has already introduced lots of new laws that make it much harder to evict, and it's fairly likely that rent-control could pass across NYS come Jan in the next legislative session, so if you're planning on buying an occupied fixer-upper, be careful. 

Not a single bit of federal or state legislation anywhere regulating a bit of that industry and every person with a pulse is buying gold for "investment" like they were buying "investment" houses in 2004.
