Make a list of potential markets and factor in your travel time to and from each time you will need to visit the property.

I'm a huge skier and have been traveling to Tahoe for summer/winter for over 14 years so this definitely piques my interest as a possible future opportunity. 

My theory is that, because Sacramento is a state capital and a business hub, travelers come here based on necessity.

I'm not sure the specifics of that market but my initial gut reaction would be that 90+ day stays may be a bit too limiting to make an MTR worth it. 90 days could work well with the average 13 weeks for travel nurse contracts but may limit your digital nomads, business traveler, etc bookings.

I am able to work as a travel doc, and she works remotely in tech, and we plan to use our combined incomes to put towards REI, as well as keeping our cost of living reasonable!

Do you lean more towards the travel nurses, insurance companies, contractors, students? 

This home is also a 2 minute drive to a hospital, is it a good idea to have traveling nurses rent out?

I would try to meet with the tenants and ask them to demonstrate how the noise travels from your unit to theirs.
