One in particular I'm looking at is one contiguous building with a shared lobby and probably around 20 or so "rooms" they rent for about 130-150$ / night depending on the season.My question is: Does it make any sense to use our construction expertise to go in and do a complete remodel of this building - perhaps knocking down walls to make more "suites" for Air-BNB, putting in kitchens, modern amenities, nice TV / internet, hot tubs, etc? 

One has a 1100sq.ft. arcade and theater room, and the other has a theater room, pool, game room, and is 10 min from downtown. 

Much like Simpson lobbying for $10 worth of their hardware on each piece of framing lumber, the asbestos and lead abatement industry has created a huge business around this

If it is more of the inside stuff like museums and theater then any time is good although be aware that at least WA is still pretty limited in what is open.
