You're cash-flow negative so you take a giant cut with the $50K, 360 small $200/month cuts, and a big (or a ton more small) renovation cut.The big...big...BIG things you're missing are the net present value of money as well as the compounding profits. 

Here’s my unique position: Pros:- I’m employed- working in tech affords me a high salary- great credit- young (for now haha)Cons:- less than 5k in working capital for deals- young and inexperienced- in NYCThe easiest solution to get started would be to house hack but I don’t have enough money for the down payment on a high priced home.

By the way, none of these are (outside of the docks allowing it) insurmountable giant problems. 

(Tech works earning 6 figures+ or is it more of blue collar type)What does living in San Tan or comparable areas feel like (Eg: Does it have good hospitals, parks, schools, well maintained roads etc?
