The more tailored you can make it, the better.

This helps us tailor our follow up campaign to specific types of contacts - i.e. open house leads, current clients, past clients, seller leads, etc. 

I have 2 vacancies and figured it was a good time to switch over from the "check in the mail" way to electronic I signed up for Cozy first and then found erentpayments.com..... haven't officially used either yet, but my first impression....Cozy is very basic and simple.....erentpayment has a lot more features that you can tailor....like accepting partials payments or not, when and how to tag on late fees, one time vs recurrent payments etc, email notifications etc etc....so you have quite a few settings to tweak to your liking....Cozy seems very basic......but is free.....but erentpayment is only $3/transaction.....I think I'm leaning towards erentpayment.com

Does anyone know of a good package of landlord forms that I can by and tailor to my needs?

I like this thread so I'm giving my 1 cent.I would invest in the Maine project and tailor it for the medical professionals.

If it turns out to be helpful, consider having them build a data mapping interface so you can tailor it for future use against other counties/formats.Be sure that your agreement gives you ownership of the intellectual property - don't let them bamboozle you with stories of Proprietary Elements. 

More importantly, I think you should offer owners something personal and tailored to them such as a free evaluation of their property compared to other buildings and what it will sell for if they were to consider selling.
