Obviously the net number is what's most important to sellers typically but I have found escaltion clauses and offering free rent backs to the seller are just a couple of ways to make your offer stand out.

I would suggest an out of state investor really needs to get an objective set of boots on the ground.

I would assume stand alone homes might perform better during that time. 

Your potential buyer suggesting you terminate the contract and them paying you a fee does sounds fishy to me.
