I would be looking to use hard money to cover the costs of renovations.

In my opinion, the US and the UAE have agreements to avoid double taxation, so there should not be any additional costs in Dubai.

From a scaling standpoint, for at least whoever is doing the books, Buildium is far behind in this and is adding time and/or cost for these added tasks that need to be done.

In most single family zoned areas adding a single ADU is not a value add meaning it will not add more value than the hands off cost of the addition.  

I'll throw in my 2 cents on common differences I've seen in my career:CDFIs - Because of their subsidized financing structure, they have the ability to be a low cost lender (and sometimes provide grants).

The most important thing for you to learn as a wholesaler is repair costs.

What's your LIVING cost while living there? 

Costs will seem high relative to the loan amount on these smaller loans, $5-6k in lender fees isn't uncommon. 

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!
