does anyone know of a credit union, or private lender who does cash out refinance on lots of land??

Hi everyone, i m new pro member still looking to land my first deal but i would like to connect with any investor in Florida, i m in Naples, Fl. or in Southwest Florida etc.

Things were in dire shape due to neglected maintenance.

SHE DOES NOT OWN THE LAND AND PAYS LOT RENT, It is in an HOA, she needs a 1000 down, owes 50k on the mortgage.

Thank you to all for taking the time.It's not luxury by any means, but for the properties I have seen in the neighborhood, I truly do believe it is in better shape than 90% in the specific neighborhood at least - 1960s neighborhood, covers whole sq mile. 3b1b 850sqft, "normal sized front yard" (for the area) 1,000sqft front yard and largest backyard in the neighborhood at 5000sqft. 

That is why land development as an example for multi-family carries extreme risk.

I've bought properties before via "Subject-To" but I've never done a novation or a land contract. 

If you want to flip land (you need to learn first) you don't need a ton of reserves.

I want to speak with a lender to see if we could borrow against our existing properties to put less money down, but I have no idea what the cost would be of 1) the land, 2) improvements on the land, and 3) construction of the home.

But it's just the reality of things here right now.While far from perfect, Cedar Rapids seems to have a better city government and has the advantage of being in-land Iowa.
