Does that mean you're doing fully self serve showings?

Solo 401k requires self employment with no full time employees other than you and a spouse.

A family member contacted me directly, so my agent hasn't been involved at all with this deal so far.In that case, the only reason that you would pay him the 3 percent is you wanted the assistance with the whole process from negotiation, home inspection, negotiating any repairs, mortgage and closing and title referrals.

My only fear is that they are trying to encompass any type of real estate whether it be trailer park, self storage, or long term rental.

These self employed 2nd mtg's are typically based on alternative method of caluclation like profit and loss statements if you're self employed or the last 12 months of bank statement deposits using a formula to derive an income from these deposits (like 50% of all annual rolling 12 calendar month deposits X 50% /12 months = monthly income).

If you are self managing 1-2 properties, minimal softwares are needed IMO.
