On the job training works for me.  :-)

It is all CBT (computer based training) with an additional yellow book for studying. 

You don't have to "work for a broker" but you do need a broker to hang your license with, train you (taking and passing the test does little to train you in the actual application of being a successful agent), and provide errors and omissions insurance.

You do not need any professional real estate certifications to flip houses, however, any training or special education in this field can be helpful, it certainly can not hurt.I had no appraisal, design, agent license, architectural training, or even a contractors license.

I lived without tv, in a tent for a while, had only a cell phone, sold my horses and could fill a box car in a train with all the ramen noodles I ate getting here.

would you recommend including these areas in my search:Nutley - i see no train station nearby, so would it be rentable with good rents?
