If you are basically taking title to resell quickly, without extensive work, that may be seen as a lesser risk for the seller as you are basically acting as a pass through or conduit as you may add value in the scope of that transaction benefiting the seller.

In the event you have a breach on your lease and the seller(landlord) evict you your funds would be loss, unless you put some condition of improvement reimbursements in the lease agreement.To me best thing to do is have seller carry back a note for 3 to 5 years to give your self a change to refinance the property later or resell it with a tenant in it.

As I am purchasing it for a discount and then re-selling it "possibly'' on the MLS to have a wider buyer base, plus I want to be able to control the sell price.Again, if anyone has a good idea on how to structure this and if I am on the right track, it would be greatly appreciated!!!

He felt he was an expert because of all the mobile home roofs he had repaired.It seems like a lot of work & in the colder climes I could see the joints that are tarred together cracking/opening up but it may last long enough to re-sell it :)But to fix a leaking joint I have resorted to the tar fix.

If it makes sense for me and the other parties then I'm not sure of the downside for me.Keep in mind that the cost of buying and reselling will eat up a lot of profit.
