I talked to the person selling the contract and they mentioned that those hud loans have to be paid at year 2051 or if you sell or refinance the house.

Let me share a hypothetical as a cautionary tale for those who are solely focused on completing BRRRR strategy acquisitions:Investor A has $100K to invest and decides to purchase the "B" neighborhood value add triplex and upon stabilization is able to refinance out $50K of his initial investment but $50K is still tied up in the property.

Hello, my wife is an optometrist and we are looking to use a physician loan to purchase our primary residence.We have some debt that we would like to payoff through a DSCR cashout refinance in am existing investment property I currently own and from there we hope to be in a good place for the doc loan.Our challenge is finding a lender that can handle both the DSCR cashout refi and the doc loan, since coordinating two separate contacts seems to add extra challenges.If you or someone you know can do physician loans (for optometrists) and also DSCRs I would appreciate being in touch.
Brian J Allen Fannie Mae 5% Down Multifamily Loan: A Double-Edged Sword

Excellent location in Mesa.I shopped around and I found a mortgage broker who was able to get me a 6.99% rate who took the loan to UWM (united wholesale mortgage).I negotiated a $15k seller concession I used for a 1-0 buy down so my rate for 1 year will be 5.99% and then revert to 6.99% for 30yrs. and then we used the rest of the concessions for closing costs. in 6 months or 12 months I will revisit to see if mortgage interest rates dropped significantly to justify a refinance to lock in a lower interest rate.part of the approval process for the Fannie Mae 5% mortgage is to make sure that i could afford this property and that i have good credit, my income is consistent and stable and it reflects that on my tax returns, I have sufficient capital reserves for the subject property and my other 10 Multifamily properties (6 months of PITI for the subject and then it's percentage based off of the loan amounts and how many properties you have)I agree, the more that government "helps" they therefore are increasing pricing.

I agree that your numbers on the brrr model make sense in theory, but the reality that we found is that sourcing, rehabbing and trying to sell or refinance properties ourselves while still working a full time job was not the right fit for us.
