Considering how you feel about your job, the less recurring expenses you have, the more opportunities you have to explore other avenues.

It makes it super easy to pay online-- For computer phobic (usually older) tenants instead of checks we have them fill out an ACH permission form and then set up a Buildium account with recurring payments for them. 

I didn't mean to induce any anxiety with my original response to you, but seeing how this is a long-term hold, just looking out for the structural longevity of your investment (you don't want to be shelling out even more money down the road, if this can be fixed relatively cheap right now). 

I have a lot of the same recurring bills and I keep track of my vendor invoices and payments very close because one day I notice for the same service they charged me different.

Make recurring invoices for those tenants for their monthly rent.

Maybe some of this is displaced anxiety?
