I did this back in 2009 and didn't sleep well for two years knowing the IRS wasn't too keen on many of the ROBS providers and the way they were using a loophole to avoid taxes on non-retirement income (they're the ones that coined the phrase "ROBS")...I was so concerned with my decision to pursue a ROBS that I voluntarily paid to have the IRS audit me (and provide a letter that said I was legally compliant) so I wouldn't have to worry about them eventually cracking down and unexpectedly being audited 5 or 10 years from now when things were less favorable.

I just wanted to clear the air here since on BP anyone can take pot shots, and as we know there are a lot of newbies on this site that really have no clue as to what they are doing.

Clients come to us for very specific skillsets and knowledge that has been learned over years and even decades.Many residential agents it's a pot luck of what you get. 90% of them will be gone before year 1 in the business.There are some very good residential ones out there but they are in demand.

We all get a good laugh when the bankers start to talk about the brokers or real estate agent wants to buy a pool and don't have a pot to piss in and a window to throw it out of.

Now since I voluntarily changed my status I cannot get a loan---say it ain't so.One other issue is that I own quite a few rentals all of which I bought 8-10 years ago and they all have positive cash-flow.
