Not bashing your vision at all. 

It really helps to crystalize the vision and make the path become more apparent.

The vision of what a vacant parcel of land could become, or the potential a property holds.

I am eager to get the ball rolling but plan to draw out a very clear vision before executing anything.  

Yeah that is what I did when I first started vision board etc..

Once you discover that you are pregnant with vision you must prepare for the birth of that vision....and yes you will have birthing pains but you will survive.

You didn't just earn the 15-30% by skipping the MLS, you figured out how to sell the potential value of the land rather than the land itself, finding more investor minded buyers to pay more than what others considered to be "market value" when they could see your vision that in fact it was a great deal.

Lots of entrepreneurs in college have vision limited by what they have presently, so every business idea they make consists of services for other college students.
