I first look to hold long term but if the numbers are not perfect I will flip it for a quick return and reinvest that money into something that can generate a better ROI.Buy good deals, diversify, and consistantly increase ROI.

I try to encourage the very best tenants to stay by keeping rent low, but only if they are perfect in every way: timely payments, no lease violations, maintain homes, communicate well, etc.

@Lee Ripma said it perfectly - use your freed up time to get more properties and/or do the things you're good at (unless PM is your thing then by all means). 

We walk every tenant through the property before move in and ask them to please tell us about ANYTHING that isn’t perfect.
