Just to give you an Idea on some numbers , I am doing a 2100 sq ft house , class A neighborhood ,  clean out , removing some walls to go open floor plan , minor electric , some mid level replumbing , full custom paint , new kitchen , new bathrooms ( 2.5 ) , new windows , refinish hardwood upstairs , Vinyl plank downstairs . 

Obviously, stuff like; paint, new flooring, new kitchen cabinets, etc. 

.- Paint front porch floor gray.INTERIOR:General:- Paint throughout, space gray, with high semi-gloss white trim.- Replace electrical outlets, switches, plates with new white.- Tile throughout (bathroom will get different tile.- Install new windows throughout (18), install new trim and replace rotted or damaged framing as necessary.- Install new white vent covers throughout.- Install (brushed nickel?)

While property managers would tend to only look for paint overspray and curb appeal.

With the newly passed lead laws, the state seems to be getting much more strict about demanding landlords have a Certificate of Conformance for lead based paint issues on both the inside and outside of the house.

(New cabinets, new appliances, redesigned kitchen layout, refinished hardwood floors, some drywall replacement, all new paint, etc.)

You also still have turnover costs in multi-family, those units don't paint themselves!

A coat of paint on the walls and cabinets goes a long way.If you are renting out rooms, is there another bathroom?

The work took one week to paint the whole interior except living room and hall way, fix some concrete on the porch, landscape, and a ton of miscellaneous items inside the house.

You saved my A$$ mate by telling me "get out" and we where printing money at the time...Had no clue how bad it was until your call.Believe it or not, the Fed's contacted me not too long ago regarding the fiasco.Great to see those guys still going after it 6-7+ years later Well I take care of my favorites  :)  I was very active in Indy at the time and saw the cluster going on there and you just dont want to get painted with his brush..
