It’s part of the agent's duties to make this clear in the purchase agreement or the buyer's brokerage agreement.Clarification: The broker you met with was likely emphasizing that, according to the letter of the law or the standard contract language, the buyer is technically responsible for their agent's commission.

I've studied Rent Control, which is just a subtype of Nixonian Price Controls, and they are always a bad idea, they always produce the opposite of the intended outcome, with run down "slums" as they are unprofitable to maintain at submarket rents, If you read the whole letter, Biden actually has a better idea later down, which is a massive govt' push at fed and state level to increase production of new housing stock at all levels, using tax breaks, incentives to developers, thus eventually lowering rents or at least slowing rise to let incomes catch up.

When the cat leaves, the mice will play".Most folks that invest out of state are cat's that are never present.So the realtors, contractors and property manager (The mice), are always playing and making a fortune doing so.You really need to spend a lot of time in establishing the right relationships in order to make it work from afar.Picking a market, visiting it regularly and immersing yourself in it non stop.Having family can also help but I decided a long time ago to not mix business with family and friends as it can get heart breaking when things don't turn out well.Wishing you much success

As an example, the highest designation (MPM-Master Property Manager which I have) means that you have to have practical experience (you need 500 unit years- meaning if you managed 100 units, it would take you a minimum of 5 years), education (24 hours minimum of formal classes- or 3 days for this designation) as well as letters of recommendation from clients as well as peers (other MPMs) and you have to invest time in the property management organization be it locally, state-wide or nationally over YEARS.So the designation process, including those that are in their candidacy, takes a lot of effort and you grow through the process in many ways including wisdom (a lot actually)!
