In case you're wondering, here's exactly what I'm charging them for:$170 - drywall damage (nail holes, paint damage, etc)$260 - water damage in restroom cabinet$300 - cleaning/removing furniture$45 - microwave replacementThis totals to $775.I spoke to them, and they said they're willing to pay only the $300 cleaning fee and nothing else.

I might replace the dishwasher with a new white one to match the refrigerator, microwave and stove--white theme is ok for rentals in my book (watch a few youtube vids on this replacement unless you have done it a few times)...

What they did in this room, is basically on one half is the kitchen and closet (the left wall as you walk in the door), straight ahead is the stove with microwave above and a window.

If it's not working out for either party, it's just 30 days notice to end the misery.Next, if it was me (and I hate roommates), I would put a little fridge and microwave and maybe coffee maker in their room.
