There is no hard and fast method , besides experience . 

The question I will ask is would rather step or a dollar to pick a dime or just pick up the dollar?  

I’m looking for a structure that would at least allow me to break even, or create capital through something like the BRRRR method to use for future deals.

When I die, they can keep renting out the properties or move into the SFH, or take the step up basis and sell it with not as high of a capital gains tax hit (I hope they wouldn't choose the 3rd option).

We did the BRRR method and house hacked. we lived in one unit and rented out the other.

To do a "boot-camp for syndicating" would be definitively stepping over dollars to pickup pennies. 

Buy, Rehab, Rent, Refinance, Repeat method to pull equity from their first property and use it as a down payment on the next.
