If one of the top land gurus is talking about making money in multi family maybe I should just go there.Any advice? 

The TL does not have any personal information about those leads, except the fact that I have been talking to them.- The TL states that those are technically the team's leads and I will owe the 20% if they convert within the year since I was given training (which I was not), lender referal (which was forced on me by the TL even though I work with my own lenders for my clients).Is the above statement true/legal/valid?

They are certainly around and people do not necessarily talk about them as often.  

This is way more conservative than a lot of people I talk to and has definitely meant that I lost out on opportunities, but it gives me bigger peace of mind and in shifting markets I feel better prepared to adapt if need be. 

I work with international partners already and have been for a few years

Nathan I think this is true if your just talking about rental props for landlording.. the last 2 to 3 years have been the best years of my career.. building new builds and Loaning our funds.

If they cannot afford it then talk to the bank about a short sale or let it go to foreclosure.
