They would need to revert to a transaction broker/intermediary (like a ref instead of a coach in sports, with no fiduciary duty to and without advising either party).

I spose it's a different question of the partnership was dissolved, the real estate sold, and their in the middle of a 1031 being performed by a Qualified intermediary. 

The money is almost held by a “QI’ (qualified intermediary) you then have 45 days to tell the IRS what property you’re going to buy to replace the property.

Despite trying to portray themselves as principals in the real estate transaction, wholesalers, as the term is commonly used, are middlemen, agents, intermediaries or brokers.

Make sure that you enlist a great qualified intermediary (QI) for help through your entire process.

After reading an exclusive representation agreement, it appears that a broker will act as an intermediary.

If you want to be a real estate intermediary I would suggest getting your salesman’s license and hooking up with a well known brokerage.

I am interested in offering my services to manage the property somehow, help maintain it (maybe park my car there so the house looks occupied), or  be a part of selling the house as maybe an intermediary (high hopes haha).
