How do you expect people to want to pay for the service if they are being banned almost instantly? 

Whatever it is you choose to do, you should do it the same way every time.I've seen landlords use credit scores alone as a deciding factor, saying 700+ is instant approval and below that could trigger a call for more applications.

The value is the largest hurdle you are facing.Pulling the cash out to payoff debts is sound and if you can free up enough cash to purchase another cash flowing property, you are all win-win. 

So you can go from stock to house, but you can't go from house to stock without taking a huge tax hit.So the market for the win here as far as liquid cash and the ability to reduce your taxes to $0 in some cases as well as some shifting of funds around and getting a home loan against your accounts without a tax hit. 

I would suggest maybe consider buyers that are having a hard time winning bids elsewhere (not sure if there are bidding wars going on out there), or don't have the most ideal terms on their offer (contingencies, etc.) that can still work for your bottom line.

There are some good programs out there and there are some bad programs out there, but the winning formula is how determined are you to succeed.
