I’m a handyman and I work with a few rental properties and do some projects that range to the small stuff like hanging doors, repair trim and drywall to new flooring installs, painting, appliance repair, yard work and repairing your usual leaky faucet..The issue I’m having currently is I have just gotten into contact a couple days ago about a flooring job.

You could consider installing submeters for each unit, allowing you to charge tenants based on their actual usage.Another option is to include a flat fee for utilities in the rent, but this might not be as fair if one unit uses significantly more than the other. 

Does anyone have any recommendations, or leads to a contractor for a minor rehab (paint, cabinets and door install/ repair, laminate flooring install, a minor refresh overall)?

I do not want my new locks drilled and the keys to the new locks they install sent off to someone else.One occupied house I bought was actually renting it well under market from the bank, and the bank always said they knew nothing about the occupant! 

A plumber will have to install them and they aren’t particularly cheap.
