I have decided that and I like the influence I have with airbnb , and even with the hike in rates--I am going to stay with my mgmt company and try to reduce costs and manage rates more effectively Evolve has too many complaints against it--both owners and guests. 

Reason being is that North Jersey is influenced by NY and South Jersey is influenced by Philly.

The majority of mortgage borrowers today have rates below 6%.This means that sellers have to be VERY motivated to sell. 

I would go with a company who has multiple properties under management (ideally over 500 to really get the benefits a scale, think cheaper maintenance visits, experience placing tenants, lots of investor experience, ability to find deals within the brokerage, massive marketing channels for properties, systems in place to handle problems, experience handling a massive amount of problems, discounts for bringing multiple properties to manage).Also, make sure your property manager is motivated, experienced, and growing! 

The key issue, in my mind, is that syndications are motivated to *transact deals*, in good and in less good markets.

All this to say I do love tracking progress just to stay motivated if nothing else.

This is an area of the tax code where there is a lot of confusion because of "influencers" pushing a lot of bad ideas out there.

I feel Ike they pivoted quite a bit in the last few years since city and subsequent county license requirements spurred an STR plateau and the motivations are a bit deeper and multi-purposed now.Take parallel economies, such as Uber/Lyft, the ONLY two TNC license holders in the state and each year pay an excise tax of a few hundred thousand a piece, if not more (just for the permit, not including the whats taken from drivers).
