If you knew the exact layout of your future building and you didn't want a basement it might be worth using the foundation as part of your parking surface but cars dripping oil on your future indoor space might cause issues with flooring adhesion later.The solar payment centers are great but you still need someone to patrol every few hours to make sure people are paying.

Being your in MA it gets colder there more months of the year then hot so the smokers likely will just smoke indoors or leave the door cracked than be cold with their habit outside.The heavy smoke will do a bunch of damage to your unit over time.

I don't think I am being unreasonable in the regard to indoor smoking as any standard lease (unless otherwise stated) usually has verbiage pertaining to smoking indoors regardless if the landlord agrees or disagrees with smoking or lifestyle of any kind.
